Hard surfaces in a strata building do not fail suddenly. The carpark gets a film, the path to the bins goes green in the shade, the entry stains where everyone walks, and one day it is a complaint at a committee meeting rather than a cleaning job.
myPressure Washing cleans strata common areas on a schedule, so the building never gets to the complaint stage.
What we clean
- Carparks and driveways, including oil staining and tyre marks
- Common paths, walkways and stairs, especially shaded sections where algae grows
- Entries and lobby approaches, which is what residents and buyers actually judge
- Bin bays and the ground around them, usually the worst surface in the building
- Courtyards, balconies and podium areas where access allows
- Retaining walls, fences and render where growth has taken hold
The one that matters most is slip risk
Shaded concrete in Sydney grows algae, and algae on a wet path is genuinely slippery. That is the surface people fall on, and it is the one a committee gets asked about afterwards.
It also comes back on a predictable cycle. A path cleaned once will be green again within a year in the wrong aspect, which is the argument for a schedule rather than a one off. There is more on this in our guide to reducing slip complaints on public paths.
Scheduled resets beat reactive cleans
Most buildings we work with run two or three resets a year, weighted towards the end of winter when the growth has had its run.
Reactive cleaning costs more and achieves less, because by the time somebody complains the staining has had months to set and the job takes longer. A maintained surface is quicker and cheaper every time. Our driveway and common area cleaning rhythm sets out the usual cycle.
Water, run off and doing it properly
Pressure cleaning moves a lot of dirty water, and where it goes matters. Run off carrying oil, detergent or organic growth should not be pushed into stormwater, and in some councils that is more than a courtesy.
We manage run off as part of the job rather than hosing the problem into the nearest drain. If a surface cannot be cleaned without creating a run off problem, we will tell you before we start.
What the committee gets
A quote is per building rather than per hour, so the number does not move once we are on site.
After each visit we send a short summary of what was done and anything worth knowing, which is the part that makes the line item defensible at the next meeting. If something needs fixing rather than cleaning, a blocked drain, a surface that is failing, a downpipe discharging across a path, we say so.
We are insured and we work with strata managers, building managers and committees directly. The common area cleaning rules article covers what is usually the owners corporation’s responsibility and what is not.
Buildings we work with
Apartment blocks, townhouse complexes and mixed use buildings across Sydney and the North Shore. We also work with councils and with aged care and NDIS providers, where the reporting and the standards are stricter again.
If the bin room is part of the problem, our sister business myBins does bin room and bin bay cleaning for the same buildings.
Common questions
Do residents need to move cars?
For carparks, yes, usually level by level so the building is never fully blocked. We work that out with the building manager before the day.
How long does a building take?
A small block is often half a day. A larger complex with a carpark is usually staged across more than one visit so access stays manageable.
Will it damage the surface?
Not when the pressure is matched to the surface. Render, tiles and aged concrete all need different handling, which is the main reason DIY blasting causes damage.
Can you quote without visiting?
For a straightforward building, often yes, from photos and rough areas. For anything with a carpark or difficult access we would rather look first than guess.
How often should we book?
Two to three resets a year suits most buildings. Shaded, older or high traffic buildings sit at the higher end.
